Building with Gum Poles?
I’ve just bought a house very near the sea in cape town. I had a structural survey done before buying – survey said the house was fine. It’s built with breeze blocks, 2 stories, flat roof, with timber floors (ceiling) supported on Gum Poles. The house is 10 yrs old. I don’t think that the house is structurally sound and I want to know what Gum poles are. I drilled into one pole to hang a lamp, and the drill went in as easily as drilling into sawdust. One wall is actually only supported by 1 gum pole, and which has a crack on both sides of the wall. The crack continues across the floor which is a cement screed floor. I really need some “constructive” advice please. Thanks all
gum poles are the replacement for treated poles used in ground level construction in sea or water areas after the EPA came about.
You should have more like 9 for a home of any size bigger then a garage on the ocean. Does this place also have concrete foundation then?

crack in the floor is normal with concrete. At 10 years old you should be able to go to the court house and find a record of the building permit and see if a engineer was used and call them if you have concerns also.
