Make a big impact with your lighting. Contemporary home decor might seem boring or even sparse. This is why you need to make the utilitarian pieces in your room special. You could add colorful glass pendant shades to the fixtures over your kitchen island. Find lamps with intricate paper shades so they look like works of art.

Use oversized artwork and accessories. Contemporary spaces don’t use a lot of accessories so the ones that you do use should really make an impact. Lately there’s been a trend of really enormous table lamps that look like bottles. This is the place where you can bring in color. Look to the latest fashion colors because those will usually correspond with what is going on in the home design world.

Focus in on shapes. Theme rooms really aren’t a part of contemporary design. Instead you need to make more subtle connections. You could base a room around squares by using boxy furniture. First rule of open houses is to “de-personalize” you home. Remove all family pictures, memoriblia, etc. When visitors come in to your house, they don’t want to feel like they are intruding.

Kitchen:
Way too cluttered: it’s hard to see the features.
- remove all knick-knacks, toaster, microwave (makes counter space look small).
- remove all “stuff” from refrigerator door
- remove trash bin
- remove dining table top cover
- remove bottles on top of cabinets.
- open all window coverings, turn on all lights.
- wall color is OK

Living room (TV room)
- Paint all walls off-white! Dark colors make the room look smaller and depressing. Don’t think that the new owner will paint it anyway. Your taste may not be the buyer’s taste.
- de-clutter the TV cabinet. A few decorative items are needed, but you have too many.
- The two small pictures are out of scale to the large surface area of the room. Need one large or two medium size non-family pictures.
- Move the basket with all the toys (I assume it’s toys) out of the room.
- If possible, get smaller couches. The ones you have are too large for the space and makes the room look smaller. I recommend to my clients to rent the furniture for a few months and store the ones you have.
By the way, the picture of the living room in your ad is way too dark.

Bedroom:
- Paint walls white. Same reason as before.
- Remove all personal items

Bathroom:
- De-clutter it
- Otherwise looks ok

Baby’s room:
- De-clutter as best you can.

Your ad:
Never use these statements:
“…1st home, retirement home or investment property.”
This implies that it’s not suitable as a regular home and it’s less than a real home.

Please spell “through” correctly! I don’t like the shortened version:
“Access available thru garage”

There are two most important areas that must be spotless and shining:
1. kitchen.
2. bathroom.

Do not burn insense. Have soothing relaxing low volume background music.
Remember, you only have one chance to make a first impression.

If you can afford it, hire a staging company (popular in US) to help you in presenting the home for sale.
