One of the fundamental aspects of site planning is the selection of the most advantageous terrain for a particular function. Of course, a favorable location of the chosen parcel is a boon to real estate agents, who routinely stress the convenience of accessibility. Very rarely, however, is the most fitting topography available where desired. Sufficient acreage often poses another dilemma in the process of land acquisition. Seldom, then, can a development proceed without extensive grading, a moderation of projected parcel dimensions, or an acceptance of a less than desirable proximity to the perfect spot.
Though the above is characteristic of somewhat large-scale endeavors, the selection of a single residential site entails similar considerations. Certainly, a heavily contoured parcel would not be appropriate for a ranch-type dwelling, nor would a split-level residence readily adapt to flat terrain. Likewise, colonial-style structures should not be imposed on hillsides. Much too often violations of the foregoing persist, and grading is required to modify the land. Retaining walls invariably signal the imposition of a particular land use of which the existing contours could not accommodate without abrupt gradient differentials. To the extent of excessive earth alterations, off-site drainage typically must be diverted with the imbalance of a natural ecological system.
Assuming that an appropriate site has been selected for a particular style of architecture, the location of the structure itself must be determined. Desired elevations and the driveway access usually are first priorities. And, distant vistas play heavily in the orientation of certain rooms; either the architect allocates space accordingly in the original design, or a given house plan must be “rotated” until the designated rooms are aligned with the desired exposure. A key determinant in house orientation, however, is the solar position throughout the seasons.
If one prefers relatively dark morning hours, then bedrooms should be located in the northwest quadrant of the residence; a northeast exposure would afford significantly more lighting during the summer months. Variations in sunlight penetrations, of course, would be made possible by shifting the structure from a true east-west axis.
The kitchen area likewise is directly affected by an east-west orientation. Facing east, breakfast-time lighting would be available. Perhaps late-afternoon solar exposure would be preferable for evening meal preparation; thus, the west side location.
The southern exposure lends itself to ultimate lighting of the most usable spaces. Family rooms and traditional living rooms normally occupy that portion of the residence so-oriented. Remember also that the summer sun is high in the sky as it arches overhead, while assuming a lower azimuth during the winter. Consequently, while southerly overhangs protect from the intensity of summertime heat, they nonetheless allow the penetration of the warming rays during colder months.
